Terms and house rules

This is a translation of the Japanese original, provided for reference. The Japanese text governs.

Article 1 (Scope)

These terms apply to the use and booking of the lodging operated by the company. Matters not covered here are governed by law or by generally established practice.

Article 2 (Formation of the contract)

A lodging contract is formed when the company accepts the guest's application and payment of the full amount has been confirmed.

If payment is not confirmed within 30 minutes of the application, the application lapses automatically and the dates are released to other guests. No cancellation fee arises in that case.

Article 3 (Number of guests)

The maximum occupancy of each house may not be exceeded.

If the number of guests differs from the booking, please tell us in advance. We may refuse the stay if the number is increased without notice.

  • Cottage Choshi Hyakuri: sleeps 8–16 guests
  • Umikaze-no-Yado Usami: sleeps 6–10 guests

Article 4 (Check-in and check-out)

If you will arrive later than planned, please contact us in advance. If you do not arrive on the day and have not contacted us, we may treat the contract as terminated.

  • Cottage Choshi Hyakuri: Check-in 15:00–20:00 / Check-out 10:00
  • Umikaze-no-Yado Usami: Check-in 15:00–20:00 / Check-out 10:00

Article 5 (Cancellation)

For cancellation after payment, the following charges apply.

Refunds are made to the original payment method through our payment processor (Stripe) and take a few business days.

  • Up to 30 days before the stay: free
  • 29–15 days before: 30% of the accommodation charge
  • 14–8 days before: 50%
  • 7 days to the day before: 80%
  • On the day, or no-show without contact: 100%

Article 6 (Termination by the company)

We may terminate the contract in the following cases. Where we do, we do not charge for the part of the stay not provided.

  • Conduct contrary to law or public order and morals, or a clear risk of it
  • Where the guest is found to belong to organised crime or other antisocial forces
  • Conduct causing serious nuisance to other guests or to neighbours
  • Where we cannot provide the accommodation due to natural disaster, breakdown of the facility, or other unavoidable cause

Article 7 (Requests during your stay)

  • The houses are in residential areas. Please keep voices down outdoors at night and with the windows open.
  • The houses are entirely non-smoking indoors. Please smoke in the designated area outside.
  • Pets are not accepted.
  • Events open to the general public, and commercial use, require prior discussion and consent.
  • Please sort rubbish according to the instructions in the house and leave it in the designated place.

Article 8 (Liability)

Where we cause loss to a guest through causes attributable to us, we will compensate that loss. This does not apply where the cause is not attributable to us.

Where a guest damages or soils the building or its fittings through negligence, we will charge a reasonable amount.

Items left behind are kept for a set period after being found and then dealt with in accordance with the law.

Article 9 (Changes to these terms)

We may change these terms as necessary. Changed terms apply from the time they are published on this site.

Article 10 (Governing law and language)

These terms are governed by Japanese law, and the Japanese text is authoritative. Versions in other languages are reference translations; where they differ, the Japanese text prevails.
